Located within The Light City Township in Penang, Waterside Residences is a waterfront condominium development by IJM that exemplifies the long-standing partnership between IJM and Bomanite Malaysia. Built on reclaimed land, the project incorporates Bomanite decorative concrete systems throughout its driveways, public walkways, gardens, pool deck, and landscape structures. The extensive use of Bomanite Exposed Aggregate Systems helped establish a cohesive design language that combines elegance, durability, and functionality across the development.
As part of a master-planned township where Bomanite systems have been utilized extensively for more than three decades, Waterside Residences reflects a commitment to quality craftsmanship and long-term performance. The project demonstrates how decorative concrete can elevate everyday residential spaces while meeting the demands of high-traffic communal environments.
Design Concept
The design focused on creating a refined residential environment through the use of seamless decorative concrete finishes and carefully composed curvilinear forms. Bomanite Sandscape was selected for the driveways and pool deck to achieve a grout-free, sand-blasted appearance with excellent slip resistance. Flowing curves and organically shaped panels were created through strategic placement of expansion and construction joints, introducing movement and sophistication to the landscape.
A restrained palette of Nickel Gray and Cobblestone Gray was used throughout the project. While intentionally subtle, the combination of contrasting gray tones, elegant linework, and exposed aggregate textures created a sense of calm, contemporary luxury that complements the waterfront setting and architectural character of the development.
Material Selection & Installation
The project utilized multiple Bomanite Exposed Aggregate finishes, including Bomanite Sandscape, Rock Salt Finish, and exposed aggregate applications using 8–12 mm medium gray pebbles. These systems were selected for their durability, slip resistance, low maintenance requirements, and ability to withstand both pedestrian and vehicular traffic, including emergency service vehicles.
One of the project's most demanding elements involved constructing curved staircases leading to the swimming pool deck. Rather than relying on conventional screeded finishes, Bomanite proposed cast-in-situ reinforced concrete staircases finished directly with Sandscape. Precise formwork, carefully controlled concrete placement, and expert timing during finishing allowed the team to achieve flawless curves, consistent dimensions, and a long-lasting finish free from efflorescence. Additional challenges included transporting materials and concrete to Level 6, requiring coordinated lifting operations and meticulous planning throughout construction.

Today, Waterside Residences stands as a showcase of how exposed aggregate concrete can enhance residential developments through both beauty and performance. The seamless integration of driveways, walkways, pool decks, gardens, benches, ramps, and landscape structures creates a unified environment that feels elegant, welcoming, and enduring.
The successful execution of the Bomanite Exposed Aggregate Systems delivered the precise aesthetic envisioned by the consultants and owner while providing long-term durability for everyday use.
